Planning and Zoning through the Building and Codes Department works with the city’s residents, businesses, and area developers to define and implement the vision for the city by providing guidance for well-planned and sustainable long-term growth and development and providing any technical and zoning assistance they may require.
The Building and Codes Department strives to provide exceptional customer service as we perform a variety of services. Some of those services include:
- Providing information such as zoning ordinances, zoning classification, signage, tree removal, and requirements for new development and construction
- Comprehensive planning
- Facilitating the Planning Commission, Architectural Review Board, and Board of Zoning Appeals
- Floodplain management

- Plan reviewing for all construction projects, both residential and commercial

The Zoning and Land Development Ordinance
Zoning and Land Development ordinances to allow for the protection and promotion of the health, safety, and general welfare — consisting of the following issues — of its present and future citizens and landowners:
- High quality of life and community;
- Property values and privacy;
- Natural as well as built environment;
- Efficient use of public infrastructure and services;
- Stormwater run-off management;
- Calm vehicular traffic and pedestrian accessibility; and
- City identity and character.
The Zoning Ordinance shall ensure that future development and land uses coalesce with existing conditions in Hanahan to yield the highest and best possible benefits in each and every one (1) of these issues.
The premise of zoning is that certain land uses may exist harmoniously in proximity to one another while others would be obnoxious if situated too close. It is also generally accepted that many uses have location requirements that make some areas better for certain types of uses than others. Hanahan has developed a number of zoning classifications, which are defined in the adopted Zoning ordinance. Each classification or district identifies the permitted uses and conditional uses allowed therein.
The Zoning ordinance contains information for citywide zoning rules by classification and regulations, overlay districts, setback, area, parking, sign, landscaping, tree protection and screening regulations. The Zoning Ordinance can be viewed online through Municode
The City maintains zoning maps showing residential, commercial and industrial zoning districts. The Zoning Ordinance determines which land uses are permitted in each zone. The Building and Codes Department regularly inspects and patrols the city to investigate suspected Zoning violations.
Zoning violations usually involve the operation of a use in an area that is not properly zoned for that activity. Suspected zoning violations may be reported to the Department.
